What makes Savannah Acres different from other tiny home communities?
Savannah Acres is designed specifically for tiny home living, offering more than just a parking spot. Each lot includes off-street parking, a private fenced yard, and thoughtful amenities to create a comfortable, community-focused lifestyle.
Where is Savannah Acres located and how close is it to Augusta, shopping, and services?
Savannah Acres is in Girard, GA. It is about 35 minutes from Augusta, 5 minutes from the nearest grocery store, and 20 minutes from downtown Waynesboro, where you will find a pharmacy, Walmart, restaurants, and other conveniences.
Is Savannah Acres pet-friendly?
Yes. Residents may have up to two dogs per home. Pets must be leashed when outside of fenced yards.
Who builds the homes and are they certified for safety and quality?
We partner with Dragon Tiny Homes, Georgia’s premier tiny home builder. Every Dragon Tiny Home is NOAH certified and built to high safety and quality standards.
Can I bring my own tiny home or do I need to purchase one from Dragon Tiny Homes?
At this time, we only accept homes built by Dragon Tiny Homes. If you would like to request an exception, please complete our inquiry form.
Renting and Ownership
Do I have to buy a tiny home to live here or can I rent?
Currently, we do not offer rental homes. We are exploring future rental options. You can join our newsletter for updates.
What is the monthly rent and what does it include?
Lot rent starts at $500 per month, plus metered water and electricity.
Are long-term leases or flexible terms available?
Our standard lease term is 12 months.
Utilities and Site Features
What utilities are included with each lot?
Every lot is equipped with power, water, and sewer connections. Power and water are individually metered and billed monthly. High-speed internet is available for $40 per month.
Are utilities included in the rent or billed separately?
Utilities are billed separately and added to your monthly statement.
What outdoor spaces are provided?
Each lot includes one off-street parking space, a fenced yard, and stairs for home entry.
Are decks, fencing, or other site improvements included?
Basic fencing is included. Decks, extra parking, and landscaping upgrades are available for an additional cost. Contact our sales team for details.
Can I have a garden?
Yes. Backyard gardens are welcome. You may also plant non-spreading flowers and plants in the front yard. Trees, shrubs, and large plants require prior approval.
Process and Move-In
What is the process for reserving a lot and moving in?
Call or message us to discuss available lots and home options. Once your home is ready, we will handle setup so you can move in with ease.
How soon can I move in after reserving?
For available homes, move-in can happen in as little as one week after purchase. For new builds, expect about 90 days for construction and setup.
Are there any fees or deposits?
We require a one-month security deposit and a small application fee, which is credited toward your first month’s rent.

What maintenance or services are included?
Front yard mowing is included in your rent. Residents are responsible for backyard maintenance, but you may use a community mower or hire our landscaping team for an additional fee.
Can I request upgrades or customizations?
Yes. Beyond decks and parking upgrades, additional customizations are considered on a case-by-case basis. Contact our sales team to discuss options.
How is parking handled for residents and guests?
Each lot includes one off-street parking space. A second space can be added if needed. Guest parking is available at the community center. To ensure emergency access, street parking is not allowed.
